Welcome to Broadlees Farm.

By making a booking, visiting our farm, or attending any event hosted by us, you agree to these Terms & Conditions. Please read them carefully before making a reservation.

Broadlees Farm is a working farm offering overnight motorhome and campervan parking, along with seasonal events and activities. As this is an active agricultural business, visitors should be aware that farming operations continue throughout the year.

Bookings

All bookings are subject to availability.

Full payment is required at the time of booking unless otherwise stated.

You are responsible for ensuring your booking details are accurate.

We reserve the right to refuse or cancel bookings where necessary for operational, safety or legal reasons.

Arrival and Departure

Check-in and check-out times are stated on your booking confirmation and should be adhered to.

Early arrivals or late departures may only be permitted with prior agreement.

Please report to the designated arrival point if instructed.

Cancellation & Refunds

Our Cancellation & Refund Policy forms part of these Terms & Conditions.

Cancellations made more than 24 hours before the scheduled arrival time are eligible for an 80% refund, with 20% retained as an administration fee.

Cancellations made within 24 hours are non-refundable.

No refunds are given for no-shows.

If we cancel your booking, you will receive a full refund.

Working Farm Environment

Our site is an active working farm.

By visiting, you acknowledge and accept that:

  • Farm machinery may be operating at any time.
  • Livestock may be present.
  • Uneven ground, mud, farm tracks, gates, electric fencing and other agricultural hazards exist.
  • Noise, smells, dust and normal farming activities should be expected.

Visitors must take extra care and follow all signage and instructions provided by farm staff.

Children

Children must be supervised by a responsible adult at all times.

Children must not:

  • Enter farm buildings, fields or restricted areas.
  • Climb on machinery or equipment.
  • Approach or feed livestock unless specifically invited during organised activities.

Dogs and Pets

Dogs or other pets are not allowed on the Farm.

Motorhomes & Campervans

Guests are responsible for ensuring:

  • Their vehicle is roadworthy and appropriately insured.
  • Their vehicle is parked only in allocated areas.
  • They do not obstruct farm roads, gateways or emergency access routes.

Vehicle owners remain responsible for their own property at all times.

Behaviour

Guests are expected to respect fellow visitors, neighbouring properties and the farm.

The following are not permitted:

  • Excessive noise, particularly during quiet hours.
  • Dangerous, abusive or anti-social behaviour.
  • Illegal activities.
  • Damage to property.

Anyone behaving inappropriately may be required to leave immediately without refund.

Fires and BBQs

Open fires and BBQs are strictly prohibited.

Waste Disposal

Please dispose of litter responsibly using the facilities provided.

Events

Tickets for ticketed events are subject to availability.

We reserve the right to:

  • Change event programmes.
  • Substitute performers or activities.
  • Alter event timings.
  • Cancel events due to weather, safety concerns or circumstances beyond our control.

Where an event is cancelled by us, refunds will be issued in accordance with the event's refund policy.

Health & Safety

Visitors use the premises entirely at their own risk.

Please:

  • Wear suitable footwear.
  • Stay within designated visitor areas.
  • Follow instructions from staff.
  • Observe all warning signs.

Anyone failing to comply with safety instructions may be asked to leave.

Liability

To the fullest extent permitted by law:

  • We accept no responsibility for loss, theft or damage to vehicles or personal belongings.
  • Vehicles and possessions are left entirely at the owner's risk.
  • We are not liable for delays, interruptions or cancellations caused by severe weather, flooding, power failures, disease outbreaks, government restrictions or other events beyond our reasonable control.

Nothing in these Terms excludes or limits liability for death or personal injury caused by negligence, fraud, or any liability that cannot legally be excluded under the laws of England and Wales.

 

Damage

Guests are responsible for any damage caused by themselve or members of their party.

We reserve the right to recover the cost of repairs or replacement.

Privacy

Personal information will be processed in accordance with our Privacy Policy and applicable UK data protection legislation.

Force Majeure

We shall not be liable where services cannot be provided due to circumstances beyond our reasonable control, including but not limited to severe weather, flooding, fire, disease outbreaks affecting livestock, government restrictions or other unforeseen events.

 

Governing Law

These Terms & Conditions are governed by the laws of England and Wales.

Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
